Bathroom Renovations in Thirroul, Between Beach and Escarpment

Thirroul's houses

Thirroul sits on a narrow strip between the escarpment and the sea, north of Wollongong. It started as a mining and railway town and later became a popular beach suburb, and its housing shows both:

• Old cottages from the railway and mining years, many weatherboard or fibro
• Post-war homes in brick and fibro
• Beach houses that have been renovated, extended or completely rebuilt
• Houses on steep blocks climbing toward the escarpment

Many older homes have had kitchens and living areas modernised, while the bathroom stays in an old add-on out the back.

Two climates in one suburb

Beach side

Near the beach and the ocean pool, salt air is the problem: thin chrome tapware pits, fan grilles rust, screen hardware stains. Sand gets carried in and wears everything.

Escarpment side

Toward the escarpment, houses lose the sun early in the afternoon. Mist and rain come down off the range, and subfloors on sloping blocks can stay damp. Bathrooms grow mould on ceilings and grout and never quite dry out.

Most Thirroul houses get a bit of both.

What that means for a renovation

Ventilation first. A fan sized for the room, ducted outside, on a run-on timer. Insulate the duct where it runs through a cold roof so moisture doesn't condense inside it.

Fittings that handle salt. Quality tapware from established suppliers, stainless steel hardware and screens with minimal metal parts.

Finishes that handle damp. Tiles to the ceiling in the shower, wet-area ceiling linings and paint, epoxy or high-performance grout, and a moisture-resistant vanity with sealed edges.

A check of the subfloor. On timber floors, joists and bearers under the old shower are often soft. Subfloor ventilation is worth improving while it's open.

Sand control. A floor waste in the laundry, a frameless shower panel with no track and, where the site suits, an outdoor rinse by the back gate. See laundries.

Old cottages

Thirroul's older cottages usually have:

• Fibro linings, tested for asbestos before strip-out
• Timber floors on piers
• A bathroom in an add-on, sometimes at a different level
• No membrane under the tiles
• Galvanised pipes

Renovated beach houses

Houses renovated in the nineties and two-thousands may have a sound structure but tired finishes, failing shower seals and fittings that have corroded early. The renovation is often more about better fittings, better ventilation and a better layout than fixing structure.

Steep blocks

Streets toward the escarpment get steep. Carrying tiles, a vanity and a bath down a long set of steps, and old tiles back up, takes time. Skips may need to sit on the street with a council permit. A good quote includes this.

Heritage and bushfire

Wollongong City Council has heritage items across the local government area, including some in the northern suburbs. The escarpment edge is also bushland, and some properties may be mapped as bushfire-prone. Internal work is usually unaffected, but check before changing windows or outside walls.

Holiday lets
